Why a single rate can mislead

Two windows with the same external area can have very different costs. A fixed light uses less hardware and fabrication time than a tilt-and-turn sash. A large door may need stronger reinforcement, heavier-duty hinges or a different sliding system. Glass processing, floor access, removal of old frames and finishing work can outweigh a small difference in frame price.

Use a square-meter figure only for preliminary budgeting. For procurement, compare a window-by-window schedule based on final measurements and the same technical specification.

Frame system and reinforcement

Price varies with frame material, system series, section depth, finish and the internal reinforcement required for each size. In uPVC windows, reinforcement, corner welding and compatibility between profiles and gaskets matter as much as the printed brand. In thermally broken aluminum, the thermal barrier, section geometry, wall thickness, finish and fabrication system affect both cost and performance.

Large openings cannot be priced responsibly by scaling up a showroom sample. Pane weight, sash dimensions, mullion spans and design wind pressure may change the required profile or division pattern.

Glass specification

Write the insulating glass build-up explicitly. The Persian article uses 4–12–4 as an example of how a build-up may be recorded; final pane thicknesses and cavity width must be selected for the actual opening. Low-E or solar-control coatings, argon filling, warm-edge spacers, laminated safety glass, tempering, frit, holes and edge processing all affect the price.

Ask whether the quoted glass values apply to the center pane or the complete window. U-factor, SHGC and visible transmittance answer different questions, and a lower figure is not universally “better” without the project's climate and daylight priorities.

Hardware and opening style

Opening sashes drive cost. Single-turn, tilt-and-turn, French, tilt-slide and lift-slide units use different hardware and fabrication. The proposal should name the operating type, hardware brand or series, locking arrangement and permitted sash weight. Insect screens, restricted openings, door thresholds, special handles and access-control interfaces should be separate line items.

Reducing the number of opening sashes can lower cost, improve airtightness and increase glass area—but ventilation, cleaning, safe access and emergency-egress requirements still have to be met.

Installation and replacement scope

Installation cost depends on substrate condition, access, scaffolding or lifting, storey handling, perimeter seal design and protection of finished interiors. Replacement projects also need a clear allowance for old-frame removal, waste, damaged plaster or stone, sill repairs and final decoration.

A renovation frame installed over an existing frame can reduce disruption only when the retained frame and its anchors are sound and the loss of clear opening is acceptable. If corrosion, distortion or water damage is significant, full removal may be the correct scope despite the extra making-good.

A quote-comparison checklist

Require every bidder to use the same schedule and state:

  • frame material, brand, series, color and reinforcement;
  • dimensions, divisions and handing of every opening;
  • complete glass build-up and all treatments;
  • hardware and its verified sash capacity;
  • interior and exterior sealing materials and installation method;
  • access, transport, protection, waste and repair responsibilities;
  • delivery schedule, exclusions and warranty terms.

If an item is described only as “premium,” “standard” or “German-style,” it cannot be verified at handover. Replace adjectives with manufacturer, series, thickness, test result or approved sample.

Managing budget without hiding risk

Start by simplifying unnecessary opening configurations and repeated one-off sizes. Keep safety glazing, structural capacity, drainage, perimeter sealing and required hardware capacity outside value-engineering cuts. If alternatives are offered, record exactly what changes in performance, appearance, maintenance and warranty.

A useful final comparison is not “which total is lowest?” but “which proposal delivers the agreed window schedule with the fewest unpriced assumptions?” That question protects both the budget and the finished building.
